Affordable housing

Affordable housing is social rented, affordable rented and intermediate housing, provided to eligible households whose needs are not met by the market. In the district the providers of affordable housing include the District Council and Private Registered Providers.

Social rented housing

Since 2004 the council's housing stock has been managed by Newark and Sherwood Homes, the Council has a housing stock of just fewer than 5,500. There are also other housing associations (Private Registered Providers) which offer affordable homes for rent or shared ownership in the district.

The Council has an excellent record of affordable housing delivery with its partners, seeing over 130 new affordable homes units in 2017/2018. With many more schemes anticipated for delivery between 2019 and 2021.

Low cost home ownership

Apart from renting there are also options to purchase homes at an affordable level and these are explained on the Help to Buy Midlands website. 

In the district there are a number of homes that you can purchase through the Shared Ownership scheme.

Shared Ownership

An affordable way to take your first step on the property ladder. 

How Shared Ownership works:

  • You purchase a share of the property, between 25 and 75% depending on affordability, with a mortgage or lump sum.
  • You pay a subsidised rent on the share you don't own.
  • You can increase the share you own anytime, you can own up to 100%
  • If you own more than 80% and decide to sell, the Association will buy the property back from you.
  • There is no obligation to increase your share. You can sell your share on at any time.
  • Households earning less than £60,000 a year, first time buyers, previous homeowners and keyworkers who need help to buy are eligible.
